If you have seen the inside of an AVAILABLE property and your group would like to rent it, you may place a hold on the property for two days by staring on Step 1 below . If you are ready to turn in your application package, you can skip Step 1 and move directly to Step 2.
Step 1:	Complete a Property Hold Agreement and pay the $45 per person hold fee. Your group will then be given 2 days to turn in the items listed on Step 2. If you turn in all items listed within 2 days of your hold, we will waive the $45 application fee per person.
Step 2:	Stop by the office with your rental package. The package includes $45 application fee per person, a Tenant Application, a Co-signer Application and the $100 earnest payment per Tenant. The package also includes a completed House Manager Worksheet. The earnest payment is credited to the security deposit for each lease that is Tenant signed within 3 days of turning in the application package. Co-Signers will have an additional 3 days to sign the lease which will be sent to them electronically.
Step 3:	The Security Deposit amount is determined based on these factors: 1: Tenant and Co-Signer have good credit or no limited negative credit: Security deposit = 1.5 X Monthly Rent 2: Tenant has good credit and at lease 1 years work history: Security deposit = 2.0 X Monthly Rent 3: Tenant without good credit or work history Security deposit = 2 X Monthly rent + Prepaid last month
If you haven't seen the inside of an AVAILABLE property that interests your group, please come to a property showing .
	If there is a showing time listed for the property please join the showing by coming to our office a few minutes before the showing time.
	If there is no showing or the showings are not convenient for your group, set your own appointment just contact our office . We need to give our current Tenants at least 24 hours notice so choose a date/time that we can give notice. It is best to call the office if possible.

These properties are on hold until the date listed.
Groups can hold a property for 48 hours by paying a $45/bedroom hold fee. If the group decides to
lease the property during the hold period, their entire hold fee is used to pay their application fees.
If the group fails to lease during the hold, the hold fee is forfeited.
The property is returned to "Available" portion at the top of the page.
