Yard Maintenance Fee: (added to rent)

$ 12.00 per person/month
This fee covers grass cutting, fertilizing, leaf raking and the removal of downed or dead branches.  This fee also covers re-seeding and shrubbery trimming not due to Tenant misuse or damage. The yard maintenance work is performed as needed by Landlord.  This fee does not include the collection or disposal of Tenant trash or garbage.

Internet and Cable Television Fee: (added to rent)

This fee provides high speed internet service in each bedroom of the property.  Service is provided by Comcast.   Castle Property provides a cable modem, wired high speed router and all cables and wiring needed to provide access in each bedroom.  Tenants provide a standard 8-pin internet cable to connect between the wall and their computer.  This fee also includes cable television in each bedroom and at least one television outlet in the common area. Currently there are 68 channels offered by Comcast.  Castle Property provides all the internal wiring and jacks inside the property.  Tenant provides the cable to connect between the wall and their television.

Air Conditioning: (OPTIONAL FEE) 

$ 10.00 per unit/month
This property has optional air conditioning units in every bedroom.  Seasonal  maintenance, filter cleaning and any needed repairs or maintenance not caused by Tenant misuse or damage is included in the monthly A/C rental price.  Units would be permanently installed in each window and would not be removed seasonally.  At Tenant's request, individual units may be uninstalled for the term of the lease at a cost of $75.00 per unit which includes the cost to remove the unit and reinstall  the unit at the end of the lease term.  

Utilities: (TENANT PAYS ACTUAL BILLED UTILITY AMOUNT)

While it is not possible for us to predict future commodity prices or how conservative or wasteful tenants are with their utilities, the estimate above is a reasonable guess and a number to be used for budgeting and comparing different properties.  We calculated the estimate based on previous actual bills in the years tenants chose to have Castle Property process their utilities.
