Current Tenant Exclusive-Renewal Information
As a current Tenant,
we
can hold your property for your group until October 15th. To exercise your
group's Exclusive-Renewal option your group must complete the following steps no
later than the three deadlines listed below. There are two major
advantages in choosing the Exclusive-Renewal over waiting to renew after the
Exclusive-Renewal period. The first advantage of the
Exclusive-Renewal is that the property is held only for your group and no one
will be able to rent the property. Secondly, if you complete the
Exclusive-Renewal by the three deadlines, we waive the application fees for all
Tenants which saves $45 a piece. We even waive the application fees for
new Tenants during the Exclusive-Renewal period.
Even if you are not planning on renewing, you can share this application-fee-amnesty with your friends. If you want to give your Exclusive-Renewal to someone else, simply reply back and let us know the names of the people in the new group.
If you miss the Exclusive-Renewal deadlines, you are still able to rent the property but you will be on equal standing with everyone else. We must choose the first group to either put a hold on the property or the first group to submit their applications. You will also need to pay the application fee again if you don't meet the Exclusive-Renewal deadlines.
THE PROCESS IS AS EASY AS 1 - 2 - 3 .
September 30th: Castle Property will send notice to all Tenants about lease renewal and publish the new rents and terms on the web site. If you are graduating or for any other reason you do not plan on renewing your lease, consider giving your Exclusive-Renewal privileges to friends if you won't be taking advantage of this opportunity.
DEADLINE 1: October 5th (at 5:00PM) If you want to take advantage of the Exclusive-Renewal, we need to receive notice by this time from your 2007-08 house manager. Notice should be by an e-mail sent to (office @ castleproperty . com) and should include the following items:
1: The property address.
2: The name of the House Manager.
3: For each room, the name of the Tenant, rent amount, phone and e-mailExample:
We plan to renew our lease at 123 Example Street for the 2007-08 school year.

After receipt of your notice, we will calculate
the difference in security deposits for returning Tenants and list all items
needed from each member of your group. We will reply to your notice no
later than October 6th at 5:00PM.
DEADLINE 2: October 10th (at 5:00PM) If you want to take advantage of the Exclusive-Renewal, we need the monies and paperwork requested in our October 6th reply. These should be delivered to our office, our fax machine or placed in the drop box in front of our office by the deadline.
After receiving your monies and paperwork, we will reply no later than October 11th at 5:00PM with a summary of information for each Tenant to review. We ask that each Tenant confirm the information and make sure we have correct information to prepare the leases. Leases will be ready within 24 hours of receiving the last confirmation.
DEADLINE 3: October 15th (at 5:00PM) If you want to take advantage of the Exclusive-Renewal, we need each Tenant to come to our office and sign his/her new lease. If a tenant is out of town, we can send the lease directly to their co-signer. We would prefer to set an appointment for the entire group but we will also have at least 3 hours each day and 3 hours each evening between the 1st and the 5th for walk-in signings as needed.
That's all there is to take advantage of this money saving opportunity. The sooner you get your information into the office the longer you will have to complete your leases. Please let us know if you have any questions about the process.
