Ceiling Fans:   

Below is the paragraph of your lease that relates to ceiling fans.  After reading through the general information please select one of the problems listed below that best matches your situation. There are two sized fans available for rooms, for rooms less than 100 square feet we install a 42" fan.  For larger rooms we install a 54" fan.  All fans include light kits.

UNDER NO CIRCUMSTANCES SHOULD YOU ATTEMPT TO INSTALL YOUR OWN CEILING FAN, ADJUST THE CURRENT FAN OR REPLACE THE FAN WITH ANY OTHER LIGHTING FIXTURE.  CASTLE PROPERTY DOES NOT AUTHORIZE ANYONE TO PERFORM ANY ELECTRICAL WORK AT THE PROPERTY WITHOUT REGARD TO PREVIOUS EXPERIENCE, CERTIFICATION OR TRAINING.

If it is found that anyone other than CP adds, removes, repairs or  tampers with any electrical items at the property, CP will inspect the entire property for other lease violations and will restore the property to it's original condition.  The cost to inspect, remove Tenant modifications and restore the property will be billed to either House Manger or the Tenant.

From the lease terms:

§ 25.   SHELVING AND CEILING FANS:                     

Tenants may request through their HM that shelving or ceiling fans be installed in either the Tenant’s bedroom or the common space.  The Landlord will split 50/50 the cost of materials and installation by CP for basic white shelving or ceiling fans.  These items will remain with the property from year to year until either a HM requests the removal of the item or it no longer works properly.    Should an existing ceiling fan no longer function, the HM will have the right to request that it is replaced free of charge with a standard light fixture or may choose to pay for the half of the cost of a new fan.

Cost to replace or add a ceiling fan:

42" Fan = $40.00,   54" Fan = $65.00 ,  Labor  (maximum two hours) = $38.00 per hour.

Example:  The maximum charge for a 54" fan installation is  $65.00 + $76.00 = $141.00   
                The cost would be split 50/50 with the owner.   Owner = $70.50 ,  Tenant = $70.50

Ways to reduce the labor cost below the 2 hour maximum per fan.
    1:  Have multiple fans added at the same time.
    2:  Make sure your room has an open path to the light fixture.  (remove anything under the light)
    3:  Request that the installation be done during the next house inspection or change-over period.

PROBLEMS:

1:    Fan appears to be loose or is in danger of falling down.

2:    Fan is no longer turns

3:    Fan is wobbling, squeaking or makes noises especially at fast speeds

4:    Tenant wants a ceiling fan added to his / her room

5:    Other problem with a fan

 

SOLUTIONS:

1:    Fan appears to be loose or is in danger of falling down.

1:    Do not attempt to fix this yourself.
2:    Turn off the fan and put a note over the switch so no one else turns it on.
3:    Move any breakable items away from under the fan.
4:    Put something soft under the fan if available.  (Laundry basket with clothes, blanket comforter, etc.)
5:    Complete an Urgent Service Request for a ceiling fan.

2:    Fan is no longer turns.

1:    Check that the direction switch on the center of the fan is not in the middle position.  There is a small (usually black or white) switch  between the blades and the lighting fixture.  If this switch is moved to a position near the middle (not top or bottom for vertically mounted switches) (not left or right for horizontally mounted switches) the fan will not turn.  
2:    Check the fan speed pull switch.  Most fans have a pull switch for the light and another one for the fan speed.  The fan speed usually toggles through four settings (off-high-medium-low).  Pull the fan speed cord and see if that turns on the fan.  If the two pull switches are not labeled, try both pull switches. 
3:    If the fan is controlled by a light switch on the wall, make sure the switch is on.  If it is controlled by more than on switch, "on" is not always "up".  Try switching all of the switches that control the fan.
4.    Check your circuit panel (sometimes called fuse box) and check for any breakers in the "OFF" or not fully "ON" position.  Turn on the off breaker and reset the tripped one.  For more information on how to reset a breaker select resetting a breaker.
5.    If it is still not working, please submit a Service Request for Repair Ceiling Fan

3:    Fan is wobbling, squeaking or makes noises especially at fast speeds.

4:    Tenant wants a ceiling fan added to his / her room.

1.    Ask around and see is anyone else wants a ceiling fan at the same time.   Please refer to the "ways to reduce the installation cost" above and see if you can utilize any of the savings.
